With more than 35 years of commercial real estate transactional experience, Mr. Campbell has been able to provide a broad array of experience as an expert witness to Clients in a variety of commercial real estate disputes. With most of Mr. Campbell's expert witness work occurring over the last few years, he has demonstrated his knowledge of the most current Customs and Practices, Standard of Care, and similar topics in the industry.
Mr. Campbell has spoken hundreds of times in front of various business and community groups, on and off camera, through his service as a former US Army officer and prior Mayor on the Rancho Palos Verdes, CA City Council.
Experience
Brian Campbell was retained by AAA Auto Club of Southern California's internal legal department to provide consultation and expert opinions regarding commercial real estate related leasing and litigation. Mr. Campbell prepared topics and questions to use at depositions, and offered expert opinions as to County Hill DB's duties and obligations with respect to the Landlord and AAA's Covenants, Conditions, and Restrictions (CC&R) agreement. He analyzed Client's liability for the cost of property maintenance and repairs passed to Client from Landlord, and expert analysis pertaining to claimant's damages. He also opined regarding the general market status and related Customs and Practices of CA commercial property operating expenses in CC&R agreements.

Mr. Campbell was retained by Sheppard Mullin, LLP on behalf of Sears Roebuck & Company. He consulted on the interpretation of the various sale, build-to-suite, leaseback, and other cross-agreements and disputes between the parties involved in this more than one million square foot Sears warehouse and shipping facility in Boyle Heights, CA. He offered expert opinions as to the duties and obligations of the landlord with respect to these various cross-agreements. He also offered expert opinions as to the damages Sears incurred as a result of the loss of this long term lease. He also opined regarding the general market status, valuations, and future development viability of the existing warehouse and shipping facility.
